Can You Spot The South Blooming Grove LLC Involved With Money Laundering?
There are 231 LLCs in South Blooming Grove, and more than a few of them are behaving badly.
While working on the second part of my investigation into local slumlord, and founding member of the United Jewish Community of Blooming Grove, Moche Halpern, I came across something interesting.
So, today is a brief post, because I spent a good chunk of today sharing what I have with the appropriate parties.
We’ll be back tomorrow to finish out our week focusing on events in Washingtonville surrounding Mr. Halpern. Then, we’ll turn our attention next week to what’s going on in the Town and Village of Monroe.

Blooming Realty (Moche Halpern, Lazar Schvimmer) appear to be participating in a real estate scheme.
Essentially, they’re taking out loans on property they own, then transferring the property to LLCs they control, only to then take out additional loans on that same property.
Is this just smart real estate strategy? Maybe.
There are a ton of loopholes when it comes to real estate, and a lot of those loopholes are legal. (Some of them probably shouldn’t be, but that’s a discussion for another time. Also, shout out to BiggerPockets, where I learned a lot about these very legal loopholes in the American real estate system.)
Sometimes though …
Smart real estate strategy can also look a lot like money laundering.
And since Mr. Halpern and Mr. Schvimmer are heavily involved with the Village of South Blooming Grove Board of Trustees and Village Planning Board in terms of business before those boards, this is something we should take a look at. If for no other reason than to make sure everything is on the up and up.
The last thing this village needs is yet another scandal involving its local government, you know?
So, below are some examples of what I found with Blooming Realty that raised some eyebrows:
443 Clove Road
On November 8th, 2021, 443 Clove LLC (Lazar Schvimmer) sold/transferred the property to himself for $0.
On December 17th, 2021, 443 Clove LLC received a loan of $700,000 from Grands Capital NY LLC
On February 2nd, 2022, Ark Mortgage issued a $720,000 loan on this property to Mr. Schvimmer.
January 12th, 2023, Lazar Schvimmer then sold/transferred the property back to his 443 Clove LLC for $0.
On December 20th, 2023, The LLC sold/transferred the property to ... Itself for $0
On January 5th, 2024, the LLC sold/transferred to Schvimmer's business partner, Moche Halpern.
On January 10th, 2024, the LLC receives a loan for $1.75M from united Wholesale Mortgage.
7 Kingsville Drive
On August 11th, 2022, Mr. Halpern purchased 7 Kingsville Drive for $10.
On August 26th, 2022, Mr. Halpern took out a loan of $1.35M from BYRFP LLC
On September 12th, 2022, 7 Kingsville Drive was sold/transferred by Mr. Halpern's 7 Kingsville LLC for $0.
On April 21st, 2023, Mr. Halpern took out a loan for $1.3M from NYRFP LLC.
On July 26th, 2023, Mr. Halpern refinanced with Ark Mortgage for $2.1M
279 Mountain Lodge Road
On 279 Mountain Lodge Road was sold/transferred to LMNY Holding LLC. This company uses the address of Mr. Halpern's business, Blooming Realty, of 9 Dallas Drive.
On November 30th, 2022, LMNY purchased this home for $342,000.
On February 21st, 2023, LMNY sold/transferred the home for $0 to Moche Halpern.
On March 7th, 2023, Ark Mortgage provided a loan to Moche Halpern for $375,000.
61 East Main Street
On May 15th, 2018, Four Guys LLC sold the property to 12 Dallas LLC for $655,000.
12 Dallas LLC is operated by Leiser Schwimmer. His relationship to Lazar is not clear at this time, but 12 Dallas has done business with Blooming Realty before.
Mr. Leiser Schwimmer is a direct relative to Mendel Schwimmer, who is an investor in Keen Equities LLC. Keen Equities LLC's other big investor, Jacob Gold, is Mr. Joel Stern's employer.
In 2018. 61 E. Main Street, represented by Mr. Moche Halpern submitted paperwork to Washingtonville to redevelop the property.
So 12 Dallas was, or is, connected to Mr. Halpern through this project.
12 Dallas LLC sold the property on February 4th, 2019 for $655,000 to Isaac M Schwartz.
Four months later, on June 5th, 2019, Mr. Schwartz sold the property to Mr. Halpern's associates at 61 East Main Street Assoc. LLC for $667,674
On May 20th, 2022 61 East Main Street Associates sold/transferred the property to Halpern for $0
On June 22nd, 2022, Mr. Halpern took out a loan of $640,500 from United Wholesale Mortgage.
231 LLCs
The following is a mostly complete list of LLCs in South Blooming Grove that currently own property within its borders. I added a few additional ones that had previously owned property and transferred it to one of the following. I also left out trusts, since unlike LLCs, it is MUCH harder to get information on them.
I’ve talked with the Department of State and asked for their assistance in pulling up Articles of Incorporation for all of the following. For some of them I have that paperwork, most I do not.
The goal, and maybe you can help with this, is to find out which of these LLCs are controlled by members of United Jewish Community of Blooming Grove (aka, the local hate group) and Blooming Realty at 9 Dallas Drive.
The founding members of the UJC are: Joel Stern, Isaac Ekstein, Moche Halpern, David Krauss, Mordchai Holtzer, Chaim Gluck, Aberaham Weiss, Shia Bittman, and Hershel Lowy.
